Drain Valve Dripping at the Base of the Heater

The drain valve is the spigot near the bottom of a tank heater, used to flush sediment. In very hard-water areas like Westfield it is one of the most common leak points.

Where exactly is it leaking?

What you seeLikely cause
Drip from the spout when the valve is closedSediment or worn seal keeping the valve from seating
Water around the stem or handleWorn packing or a cracked plastic body
Water where the valve threads into the tankLoose or corroded threads; needs attention soon
Water running down from above onto the valveNot the drain valve. Check the relief valve and top fittings

Why it happens so often in Westfield

Citizens Energy Group’s 2025 figures put Westfield water at around 22 grains per gallon on average, and up to 29 grains in some samples. Much of that hardness settles in the bottom of the tank, right where the drain valve sits. Many factory drain valves are plastic, and grit from that sediment can scratch the seat or hold it open.

A safe stopgap

  • Make sure the handle is fully closed, by hand only.
  • If it drips from the spout, a garden-hose cap screwed onto the outlet can catch a slow drip until the valve is dealt with.
  • Put a shallow pan or towels underneath and keep an eye on it.
  • Don’t try to unscrew the valve from a full tank. The water can be scalding and will not stop until the tank is drained.

If the drip turns into a stream, shut off the cold supply and the power or gas. The emergency shutoff steps cover how.

What to tell the provider

Say where the water appears (spout, stem or threads), whether the valve is plastic or brass, when the tank was last flushed, and the heater’s fuel and approximate age.

Questions callers ask

Is a dripping drain valve serious?
A slow drip is rarely an emergency, but it rarely stops by itself. Left alone it can soak flooring, rot a platform or hide a bigger leak. If water is coming from behind the valve where it threads into the tank, have it looked at soon.
Why did my drain valve start leaking after I flushed the tank?
Flushing stirs up sediment. A piece of scale caught in the valve seat can stop it closing fully. That is very common with water as hard as Westfield’s.
Can a plastic drain valve be swapped for a different one?
Often, yes. Ask the provider on the call whether a replacement valve is an option for your heater model.
